Foreclosure Time Line

Lots of homeowners are asking, I am in Foreclosure how much time do I have and what is going to happen next? Let me try and shed a little light on that topic. Usually the homeowner misses 1-2 mortgage payments and they are served with a Notice Of Default--they now have 90 days to remedy the mortgage situation with possibly a Loan Modification, Short Sale or Loan Rewrite. If at the end of the 90 days the homeowner has not satisfactorily brought the mortgage current then a Notice Of Sale is posted-- now the homeowner has 21 days to fix the mortgage or the bank paid Trustee is going to sell the home at auction. Some home owners choose to file for bankruptcy and take the credit hit and hopefully stop the NOS auction, this doesn't always hold off the sale even with the judges help. My program the Trustee Verification Delay Service actually attacks the Trustee Protocol process when they are attempting to sell the home at auction. While we verify the legality of the Trustee process, the homeowner stays in the home and can still look to remedy the mortgage. The credit hit is less severe and easily fixed. I believe every one in this situation could use some more time and that is what my company does, I buy you time! We need the government to actually implement a plan to help those home owners in trouble. Stop paying the banks to pretend to help with false hopes or trial loan modifications that do not address the homes with upside down values.
