We're back from the computer-free weekend and posting away again!
Last Thursday at LeTip was a success with the visitors. Thanks to all of you who brought a guest to help grow our sales force.

Our last speaker today was Zen, our Orange County residential realtor. He's with Prudential California Realty and has been in the business 20 yrs. His experience is said to bring calm to the table.
So, what's up with Orange County real estate?
Well, you wouldn't know it from the news, but there is a housing shortage in OC right now. Every house under 500k goes with multiple offers, many over asking price. we're not talking 2 offers either...were talking 13 on a Laguna Niguel short sale and 31 on a bank owned that was completely stripped and gutted!! Talk to a professional if you want to buy real estate right now, its a crazy market with a whole new set of rules! About 60% of homes on the market are short sales or bank foreclosures.
Good tips for Zen are people who need a bigger home, those in trouble with their mortgage, and anyone who has questions about Orange county real estate in general.

New partner, Innovative Holding Group, LLC
Hello all:
I introduced Dr Sean Breen recently at LeTip. He and his partner, Nick Vertucci are my newest partners in Nouveau Riche. They have turnkey systems for investing in real estate; they buy REO's, bank owned properties, at auction, and have contractors, Realtors, Property Managers, an entire team in the city of purchase, and they sell it to the investor at 75 cents on the dollar or less. All of the properties have a positive cash flow.
Take a look at their website: www.InnovativeHoldingGroup,LLC. They had one recently in Jackson, Mississippi that required an investment of only $6,000, down payment and closing, and cashflowed $200 a month, $2,400 a year. That's a 40% cash on cash return!!!! Sorry guys, that one sold fast. But there are others available.
