Real Estate Investing just got a lot easier!

LeTippers! So glad I had the opportunity to speak to you today. Now is the time to be ready to invest. Opportunity abounds. Whether you want to invest here in the Southland or nationwide, this is a great time to get educated. An educated investor makes fewer mistakes.

I look at the simple 1% rule; If you're buying a rental, the monthly rent should be 1% of the price. That way, you're ensuring cashflow. So if a house if $50,000, it should rent for $500 per month; if a house is $500,000, it should rent for $5,000 per month. This is why we don't buy for cashflow here in California; the numers don't work for rentals.

As I said this morning, great tips for me are:

Realtors who want to get over to the investing side of the business but are too busy trading time for dollars to invest.

Housewives who want to stay home and either learn how to create passive income, through rentals or active income, doing short sales while the kids are at school.

Professionals who have gotten laid off for the last time; they want to take control of their own destiny by learning real estate investing.

Accountants (CPA's) who can see their clients income taxes and are working to reduce their taxes.

You get the picture! Many opportunities to refer someone to me.

Oh, and did I forget? You'll get a 10% referral fee. Whether I get $200 or $10,750, you'll get 10%. What could you do with that?

So, what's up with Orange County real estate?
Well, you wouldn't know it from the news, but there is a housing shortage in OC right now. Every house under 500k goes with multiple offers, many over asking price. we're not talking 2 offers either...were talking 13 on a Laguna Niguel short sale and 31 on a bank owned that was completely stripped and gutted!! Talk to a professional if you want to buy real estate right now, its a crazy market with a whole new set of rules! About 60% of homes on the market are short sales or bank foreclosures.

Good tips for Zen are people who need a bigger home, those in trouble with their mortgage, and anyone who has questions about Orange county real estate in general.
